Guests may rent the villas by the night, by the week, or by the month.

The villa is on a private estate called Waterland. At Waterland, guests enjoy the space and privacy of a private villa, with the conveniences of a hotel including a 24-hour front desk, a restaurant, and a spa.

Enjoy meals at the on-site restaurant and massage therapies in the spa.

Each villa has an ensuite bathroom, a king size bed, AC, and ceiling fans.

Breakfast and daily housekeeping is included in the rental rate.

To ensure that guests have a good stay from the beginning, we offer free airport pick-up.

Water defines your stay.

Each villa has an infinity-edge plunge pool.

The Dutch Canal is on one side of the estate, the Maha Oya River is on another side, and the Indian Ocean is 600 meters away.

Floor-to-ceiling windows provide stunning views of the water. From your villa, watch boats, water monitors, and tropical birds glide by. Cormorants, egrets, grebes, herons, kingfishers, ibis, parakeets, and terns are some of the birds you are likely to see.

Indulge. Sunbathe on your deck, drink a tropical smoothie in your private pool, savor a gourmet meal in the lounge, or have a massage in the spa pavilion.

Explore by foot. Walk 5 minutes to a beachfront church whose pews are in the sand. Swim in the quiet cove in front of the church. In the opposite direction, pass a coconut plantation on your walk to Our Lady of Sorrows, one of the most majestic churches in Negombo.

Explore by boat. On one day, sail into the Indian Ocean in an oruva, a type of catamaran brought to Sri Lanka from Africa. On another day, take a motorboat north along the Dutch Canal to Waikal, an idyllic journey with great opportunities for bird watching. On a third day, take a boat south into Negombo Lagoon where enchanting mangroves hug the side of the lagoon.

An 8 minute tuk-tuk ride away are famous bars like Rodeo Pub, Serendib, and Sherryland.

Since your villa is directly on the water, we recommend taking one of three romantic boat trips. The boat dock is only steps from your villa!
